Industrial resin flooring

A resin floor is not chosen from a colour chart. It is chosen against whatever will destroy it: forklifts, acid, steam, thermal shock, hot washdown.

Three families, three uses. And a great many mistakes.

Most of the failures we are called in to correct involve a system that was properly installed — but wrongly chosen. An epoxy in a food-processing washdown area will debond, however good the applicator. That is not a workmanship defect: it is a specification error.

Epoxy. Hard, abrasion-resistant, resistant to common chemicals, economical. Excellent in workshops, car parks and storage areas. Its limit: it tolerates neither thermal shock nor rising damp. An 80 °C washdown will blister it.

Polyurethane. More flexible, more elastic, it absorbs substrate movement and forgives microcracking. Good UV stability — it does not yellow. The right choice for pedestrian traffic, exposed car parks and areas subject to thermal movement.

Polyurethane-cement. The only system that survives a washdown bay, a brewery, an abattoir, a cannery. It withstands thermal shock up to 120 °C, steam cleaning, and the organic acids of milk and fruit. It even tolerates a slightly damp substrate. It is the most expensive — and often the only honest answer.

Method

What makes a floor last

  1. The substrate, not the resin

    80% of debonding originates in the substrate. Minimum pull-off strength of 1.5 MPa, residual moisture below 4%, laitance removed. We measure before we price, every time.

  2. Mechanical preparation

    Shot-blasting or diamond grinding, depending on the substrate. Never acid etching. The surface profile must match the system thickness: a 2 mm self-levelling screed and a 6 mm multi-layer build do not require the same roughness.

  3. The moisture barrier

    On a slab without a damp-proof membrane, or on a damp substrate, a low-viscosity two-component epoxy primer is essential. It is the line item that gets cut to win the quote — and the reason the floor blisters six months later.

  4. The system itself

    Self-levelling, multi-layer, trowelled mortar — thickness follows the load, not the budget. A loaded forklift demands 4 to 6 mm minimum.

  5. The details

    Coved skirtings, drains, movement joints, thresholds. That is always where water gets in. A perfect floor with careless upstands is a floor that fails.

What we are asked most often

Why did my epoxy floor blister after a year?

Nine times out of ten: moisture. Either the slab had no damp-proof membrane, or the concrete was not dry enough at the time of application, or the vapour-barrier primer was cut from the quote. The resin is impermeable — water rising from below cannot escape, and it lifts the coating.

How long must the workshop be shut down?

Allow 3 to 5 days for a conventional system: preparation, primer, coats, cure. Fast-cure resins exist that allow return to service in 24 hours — more expensive, but sometimes cheaper than lost production.

Polyurethane-cement is markedly more expensive. Is it essential?

In wet food-processing environments, yes. An epoxy in a washdown bay is money lost: it will debond. Elsewhere, no — we do not specify it as a matter of principle. The question is always: what is the temperature of the wash water?

Can you apply over an existing resin floor?

Often yes, after grinding and adhesion testing. If the existing system is already debonding, it must all come off. We carry out pull-off tests before committing, without exception.
